Job Description

Working with a leading building contractor with major projects in the Manchester region, we have an exciting opportunity for an experienced Aftercare/Defects Manager to oversee the completion, handover and aftercare maintenance of projects.



My client are one of the best respected contractors in the UK and following a period of stability throughout the recession have won a number of major, high value projects throughout their Northern region. Projects in the coming years within the region will be high-rise, multibed accommodation and commercial developments.



The ideal candidate will have experience of working on a wide range of projects both in value and complexity as well as having experience of dealing with post completion defects. You will have experience in maintaining and developing client relationships and key skills in project planning and time management and effective communication to manage client, clients Facilities Managers, sub-contractors and site based personnel.



You will;

* Attend projects during last period of construction to be familiar with the project and key client personnel
* Receive, log, track and close out defect reports from Customers within agreed timescales, during MGD period
* Ensure sub-contractors are held responsible for the costs associated with defects and records are in place and communicated to the project QS
* Be responsible for managing the project maintenance budget ensuring no overspend, ensuring all monies expended on behalf of contractors or clients associated with damage or variation are recovered
* Ensure Project Managers and Contracts Managers are aware of all defects and utilized to close out any major defects
* Ensure regular customer liaison and quarterly health checks are carried out during MGD period with the respective Contracts Manager or Project Manager
* Ensure MGD review meeting is held a minimum of 1 month before end 12 month MGD. Project Manager is to attend and agree to all defects
* Project managers will be kept in full contact with ultimate responsibility for Customer expectations sign of at end of MGD period. Aftercare manager will facilitate this process
* Aftercare manager will be responsible for recovery of retention from MGDP within 1 month of expiry of the MGD period
* Produce a formal report and report to the Regional Directors monthly

* Encourage and promote the message of fairness, inclusion and respect with colleagues, clients and suppliers

The ideal candidate will likely be from a joinery background and will certainly have operated in a Senior Finishing or Defects Manager role in a main contractor and working on major projects. Also in addition to general knowledge of common building and service trade, have greater in-depth knowledge and expertise in some specific areas e.g. joinery, cable wall systems, security.



You will carry the necessary formal and site qualifications.
