Job Description

Commercial Director



Our client is a privately owned well established limited company, with many years' experience in the building and construction industry.



They have been successfully assessed for performance and competence by numerous organisations across General Contracting, Interiors and Residential.



Due to an increase in workload they now require a Commercial Director.



Qualifications, ideally +HNC standard, BSc, IOB, RICS etc.



Work: largely refurbishment and alteration, new build works, design and build



Typical schemes:

1 Commercial office refit(s), £20k - £3M individually
2 School classrooms extension and alterations, new build, D&B £50k - £3M
3 Court building alteration and refurbishment, £50k - £2.5M
4 University extension and alterations, new build, D&B, DDA adaptations, £30k - £3M
5 Housing facelifts/conversions up to 5m
6 General Schemes, churches, kennels, equestrian centres etc. up to £2.5M



Procurement methods: traditional tendering, D&B, Two-Stage Tendering, Partnering Frameworks and Negotiation



Job Purpose



* Take lead commercial role across the business
* To take responsibility for the regular review and direction of Commercial performance of projects within the business in order to improve financial certainty and maximise commercial success of projects.
* To ensure best practice and continuous improvement in the business
* To provide high quality management information to the Managing Director, and support, monitoring, control and advice to Commercial staff throughout the company to ensure the continuous high level delivery of commercial information and reports.
* To lead and develop commercial staff on a number of projects to suit their aspirations and Business Plan.
* To have the knowledge and interpersonal skills to be involved in identifying future work and actively participate in work winning.
* Provide commercial direction for work winning to ensure the delivery of commercial strategy and opportunities within secured new work.
* Provide clear and accurate risk management control and guidance across the company in both work winning and project delivery.
* To assist the Managing Board to deliver increased margin returns.

Key Deliverables



Accurate and timely project commercial management:

* Conduct start-up meetings with the project team within the first week of contract award for allocated projects
* Ensure project team approach is clearly aligned with company expectations for the specific project
* Monitor commercial resources on allocated projects and deploy the commercial resource as required
* Completion of all identified actions to deadlines and maintain quality of commercial work to consistently high standards
* Ensure all Projects have and maintain clear and deliverable Commercial Strategies
* Employ best practice cash management to ensure maximise positive cash balance
* Collate, review and submit monthly commercial reports for agreement
* Ensure monthly Project review meetings are carried out, provide advice and direction to Project teamsProactive project and technical support:
*
* Hold regular commercial reviews for projects on site, with commercial team to address commercial performance, identify potential issues or problems and collaborate to deliver solutions and accurate forecasts
* Provide accurate and timely feedback and guidance to the project commercial teams
* Ownership for implementing solutions and closing issues where appropriate in support of the project commercial team
* Timely transfer of skills and experience to the project commercial teams
* Attend monthly commercial meetings and contribute as required
* Attend and promote company forums.



Effective people management:

* Adhere to the employment policies
* Manage commercial teams in line with the values and culture of company
* Provide clear, appropriate and timely feedback on performance, attitude and behaviour to project commercial members across the business
* Encourage Quantity Surveyors to maintain CPD, further education, and learning
* Participate in the Performance Reviews process as required
* Take an active role in commercial best practice forums and other learning environments
* Ensure that the outcomes of sharing approach and lessons learnt are shared with relevant colleagues, when appropriate
* Act promptly and positively to address performance or behaviour issues when they arise, utilizing the support of HR
* Provide support during recruitment and selection of commercial staff
* Advise on specific training needs for commercial staff
* Undertake recruitment and selection of commercial staff
* Embrace and positively roll out well-being principles
* Maintain a relationship with the relevant Project Managers and Directors responsible for the project including advising them of potential and real risk & opportunitiesProductive supply chain relationships:
*
* Develop and maintain positive relationships with Directors of supply chain organizations and other suppliers across the Region
* Ensure Bid Lists are prepared with proper commercial consideration and integrity and that all Bid Lists are approved by the Managing Director



New opportunities:

* Seek out, follow up and develop opportunities (in conjunction with Business Development and marketing teams)
* Proactively develop relationships with Client and Professional TeamsPositive contribution to winning work:

* Evidence of strong interpersonal and people management skills are essential
* Demonstrably commercially focused with a proven track record of delivering high quality results whilst maintaining positive relationships

* Ability to place Company over the Project
* Ability to manage multiple live projects
