Job Description

Job title: Head of Construction

Location: Regional (North West)

Salary: Negotiable + Package (Grade 6 Car (Or Allowance of £8,000) Private medical and 3 + 3 pension scheme is also available after successful completion of the 3 month probationary period)

Report to: Regional Managing Director

A national and highly successful volume housing developer are expanding and are currently looking for a Construction Director to head up their new operational team in the North-West.

The purpose of the role:

The main purpose of the role is to provide strategic leadership support in all construction matters within the region and to work closely with all departments to ensure operational and financial delivery.

To plan and build in a safe manner the budgeted number of houses in the most efficient cost effective way, maximising profit and delighting the customer.

To understand, implement and adhere to SHEQ policy and strategy and ensure that all staff reporting to you does the same.

Key Accountabilities

Staff Effectiveness

* Build, develop and motivate the site construction team
* Monitor and ensure effective team effort on site
* Monitor trainees/apprentices development
* Assist in staff appraisals
* Manage staff performance in line with company policies


* Ensure site set up is safe, timely and effective
* Participate in pre-start meetings
* Ensure team involvement to prevent potential problems
* Produce work programmes
* Take action to prevent and overcome failure


* Liaise with consultant engineers to ensure all information is available on site to progress works
* Ensure consultant engineers provide all inspections and certification to comply with planning/building regulation requirements
* Manage and liaise with all specialised sub-contractors to ensure works are carried out on time and to acceptable standards

Production Control

* Be responsible for Site Health and Safety
* Ensure completion dates are met and that developments are adequately resourced
* Ensure high quality standards - delighting customers
* Ensure accurate processing of information between Regional Office and Site
* Monitor site security
* Monitor response time to customer Final Inspection lists and complaints
* Ensure all sites are working to achieve the NHBC 'Pride in the Job' award
* Take joint responsibility with the Commercial Manager for achieving or bettering the budgeted costs


* Achieve or improve on agreed targets
* Monitor labour performance and costs
* Control work in progress
* React positively to cost reports from Commercial Manager
* Monitor the performance and costs of Suppliers and Sub-contractors
* Adopt 'Right First Time' principle
* Control hired plant and the amount of material on site

* Ensure all developments are presented to the best possible standard during construction and that all materials are stacked and protected
* Ensure show houses and Sales Area are in pristine condition
* Establish uniformity in site offices and compounds
* Enhance Keepmoat Homes reputation and promote culture to sub-contractors
* Ensure self-presentation of the highest standard

* Previous experience within contract management
* Up to date relevant knowledge of building legislation
* Experience of Partnership arrangements
* Understanding of local government
* Up to date relevant knowledge of Health and Safety legislation
