Job Title: Contracts Manager

Job Type: Full-time/Permanent

Location: Warrington (North-West)

Salary: Negotiable depending on experience + package benefits



A national volume housing developer who have an excellent reputation for building quality homes are currently looking to add a Contracts Manager to their North-West team.

Roles & responsibilities (included but are not limited to);

A Contracts Manager is responsible for effectively managing the Area Construction function to ensure best practices are followed, costs are controlled, the area maximises revenue generation and contribution to the company's operating profit and increases the value added to the company. You will liaise on a regular basis with other departments, particularly sales in order to review and comment on a range of construction issues from potential sites through to existing developments.

* You will be heavily involved in project planning, agreeing direction of build and locations for compounds and storage. You will identify critical path issues such as services and put plans in place to meet key dates.
* You will be responsible for the producing the build programme alongside the Head of Construction. You will monitor and review the programme in conjuction with Site Managers to esnure adherence to programmes.
* You will be required to identify any issues affecting programme delivery within the area and resolve these issues to ensure timescales are met
* You will be expected to visit each of your sites on a weekly basis
* You will monitor and inspect developnents regularly to ensure that all quality control procedures are being adhered to and that the highest standards of build are being achieved and reflected in good NHBC Audit results.
* You will be required to work within budgets; have a full awareness of site budget and monthly valuations carried out on each development. In addition, you will be aware of what each sub-contractor has priced against each Trade Specification
* You will be involved in the recruitment of staff; ensuring the calibre of staff are of a high quality

You will lead, motivate, communicate with, develop, appraise and performance manage staff to ensure they are fully motivated to achieve best performance to meet the company's needs. Equally, you will make clear that poor performance is not tolerated and take appropriate disciplinary action where necessary
* You will be responsible for ensuring your developments are compliant with health and safety measures

You will attend weekly Build and Sales meeting as required and keep the management team fully informed of site issues and progress and assist in closing down issues and providing support.
