Job Description

Job Title: Development Manager (Top 10 National House Builder)

Location: Warrington

One of the UK's largest house builders are currently in the market for a development manager.

This large and profitable national private spec house builder have been established for over 60 years and currently turnover in excess of £40 million. A dominant player within the market place my client's North West office will build in excess of 1000 units this year. As well as a large private spec portfolio my client also has a large and successful new build social housing division.

The vacancy for a development manager has emerged due to the growth and expansion of the company. My client is looking for a development manager who can thrive under pressure in this fast paced environment. This is undoubtedly a challenging role however there are ample opportunities for progression and fantastic in-house training on offer.

You will be expected to take responsibility for the progress and procurement of potential new developments or phases through the technical, legal, planning and financial hurdles to the stage of signing off the Budget Pack and starting on site.

You will be joining a close and highly skilled team who work hard but are also rewarded outside of work for their efforts. The team often socialise outside of work and attend all expenses paid departmental events to reap the rewards of their hard work.

A number of the staff within the department have been with the company for over ten years. I recently met with the Regional Development Director who has been with the company for over 15 years. Additionally, one of the company's senior managers has recently been given the opportunity to become the Associate Director in their midlands office at the age of 29! Having worked his way up from a trainee this is a great example of how hard work is rewarded and internal promotions are rife.

At present, the department consists of ten members. You will be responsible to the Regional Development Director and will be responsible for Trainee Development Managers and Development Co-ordinators.

My client is open to negotiation regarding salary in order to secure the right candidate. Development manager salaries at present range between £40k-£50k (depending on experience) but my client is also willing to consider candidates with less experience and salaries will be negotiated accordingly.

Other benefits Inc. company driven bonus (up to 15% of salary), car (BMW 3 Series, Mercedes C Class. Trade up and down available) or car allowance (£480 per month / £5,760 per annum before deductions), pension (contributory), healthcare and 25 days holiday.

Working hours: 37.5 hours 9.00 am to 5.30 pm

KNOWLEDGE& SKILLS

A general background knowledge in property combined with a relevant qualification in Building / Civil Engineering.

Capable of working / leading / co-ordinating a team of people, thus being able to effectively negotiate, motivate and communicate in order to influence others to ensure that the required programmes are met.

Other useful skills include assertiveness, being decisive, flexible, good time management, organised, effective at leading / participating in meetings, works well under pressure and to strict deadlines.
