Job Description

My client are a leading developer delivering major projects throughout the UK. They operate in the new build student accommodation, high-rise residential apartments and new build housing sectors. They are a multi-million pound turnover group and a leader in their sectors of the construction industry.



Their new build private housing arm is in the earlier stages of its infancy and as such are undertaking a considerable period of growth. In line with such they now are looking to add a highly experienced Design Lead/Head of Technical, to work alongside the Managing Director, with overall responsibility and accountability for the entire design process across projects and developments.



They are looking for an individual with significant service in the new build private housing sector, preferably. Someone who can bring a wealth of knowledge and expertise to the existing team.



This is a senior position in the organisation and is ultimately responsible for managing and overseeing design and technical activities to ensure they meet the customer requirements and those of the business.



The Head of Technical provides line management for the team and plays an important role in supporting colleagues and engaging with other stakeholders from across the business.



The Head of Technical provides direction and leadership whilst overseeing;:

* Management of the department.
* Management of the Pre-Development process.
* Management of the Technical process, building regulations and sectional agreements.
* Final sign-off on of the technical information and designs whilst working within the commercial parameters of the project budget.
* Be Innovative with the Technical & Design solutions so that they will meet and / or exceed customer expectations.
* Energy efficient designs that have minimal environmental impact and align to statutory regulations.
* Designs that follow legal / regulatory standards that can be maintained in the future.



Core Objectives - Specific Expectations of the Role

* Oversee, manage and hold accountability for all aspects of technical designs on projects and developments. An eye for details is a prerequisite.
* Undertake relevant and appropriate planning, review and progress monitoring activities with all relevant stakeholders at the onset and throughout a programme.
* Maintain a network of contacts, key personnel and expertise through timely, measured and practical communications and engagements.
* Identify potential risks, issues, problems and other areas of concern along with plans and actions to mitigate risks and minimise disruption and delays.
* Provide advice and expertise on critical issues regarding design elements of the project to ensure its successful completion within the set timescales and within budget.
* Prepare for, attend and contribute to (including Chairing where appropriate) development meetings with colleagues, clients and other stakeholders as required.
* Set targets, objectives and clear responsibilities for all direct reports and ensure that objectives are suitably cascaded and communicated to all other employees in the hierarchy.
* Manage the team and delegate tasks and activities appropriately, creating an environment where people feel motivated, to ensure design services are delivered effectively.
* Maintain accurate records and prepare reports for board meetings and other reporting forums and cycles.
* Maintain control of financials and encourage teams to strive to achieve the best value for money, minimising wastage and calling out where savings and efficiencies can be made.
* Engage with stakeholders, colleagues and external contacts to discuss and resolve risks and issues.
* Setting pre and post technical budget for consultation and services, advise the land department on the technical viability of the new sites, ensuring planning permission and statutory approval, ie S38, 104 & 278 agreements are obtained in a timely manner, prepare master development programme and monitor both internal and external teams.
* Compliance with Technical Department policy and procedures.
* Ensure the Technical report for land appraisals and required drawn information are prepared to a high level and to the agreed dates.
* Maintain the company NHBC bond schedule and ensure that adoptions are made with the local authority / water board in a timely manner.
* Ensure that consultants have the necessary insurance cover and collateral warranties are in place.
* Ensure all Sales & Legal information is prepared.
