Job Description

Our client are a highly respected and incredibly busy design & build Fit-Out contractor specialising in delivering high-quality, innovative and exciting workspaces for a wide variety of clients in industries. They are a market leader in their specialism and a great company to work for.

They work nationwide, out of their Manchester head office and project values typically sit between £1m and £6m but can reach to in excess of £25m on large-scale prestigious projects.

With their growing portfolio of work, they are looking to appoint a specialist MEP Manager to work closely with their build teams, to oversee onsite delivery in terms of all aspects of MEP technical services.

They require an individual experienced in the fit-out field, working for a specialist Fit-Out contractor, as opposed to major Tier 1 contractors soley. Candidates must be exceptionally keen and eager to enter a tight team unit with enthusiasm and energy.

The individual must be highly technical in both M&E disciplines, confident and motivated with a proven Building Services experience. Responsible for adequacy checks of design, quality of installation and implementation, troubleshooting as required, and, focus around final commissioning.

Key responsibilities and accountabilities:

* Supporting the project team with onsite technical support throughout all aspects of the technical delivery. Acting as the point of contact between all trades to take a lead role and management of the technical delivery of all services on site.
* Working closely with the Technical Services Manager to understand the full technical design concept is understood in the pre contractual stage so the delivery of the services are installed correctly whilst maintaining technical excellence throughout the project.
* The individual will take full ownership to ensure that any base build defects or areas captured as part of the validation process are completed to ensure the buildings are in a commissionable state prior to the final commissioning process.
* Conduct technical surveys to check and monitor the condition and the quality of the installations whilst mitigating and identifying risks.
* Close liaison with the project and site managers to ensure all MEP services and the build construction is coordinated correctly with quality and programme in mind.
* Preparing commissioning and connection schedules along with the engagement with the Building Management and Landlord team.
* The individual will need to engage and develop a good working relationship with the client and building management team which is an essential part of the role. The person must be client facing, presentable and able to chair and contribute to meetings.
* Ensure full understanding of existing building systems that are being retained or modified as part of the works, including investigation of as-built information, overview of system conditions, restrictions and risks
* Provide a filter for the project team to ensure that there is clarity around any and all technical queries onsite that arise, and ensure these are always adequately closed out
* Troubleshoot any and all risks and concerns regarding services through to satisfactory conclusion with consideration to any commercial risk.
* Prepare and conduit onsite weekly MEP meetings to monitor and report progress, providing clear and concise items of risk for all works associated with services and report to the wider team.
* Always review potential for improvements and options for simplification of services solution with commercial consideration in mind.
* Review & input on programming as required with the delivery team to ensure that critical milestones are clearly understood and adequately catered for.
* Ensure that services are well coordinated with construction drawing package throughout all stages of the project.
* Monitor subcontractor performances and highlight any areas of risk to the wider project team.
* Assist with snagging inspections & lists, ensure that systems are handed over with minimal defects.
* Take a lead role in the pre-commissioning process with all trades ensuring that all commissioning certificates are in place, reviewed and issued to the client and consultant team prior to the final demonstrations.
* Ensure adequate training of systems to client team as required.
* Ensure provision of checked O+M information at point of handover with all supporting documentation and certification. Ensure all life safety certificates are correct and in place and handover over to the Project Manager for Building Control sign off.
* Effective communication and dialog with the project team is essential, being an integral part of and contributing to the team ethic.
