Job Description

Building Careers UK is currently working in partnership with a well-established property developer who over the past 20+ years has built up an excellent reputation whilst delivering schemes across various sectors including city centre apartments, student accommodation, extra care and commercial. Turnover is currently £60m with 5 live sites and many more at planning stage including several high rise towers in both Liverpool and Manchester. This company don’t undertake any contracting in-house but instead deliver their developments via reputable tier one contractors.    


They are looking to appoint a Project Manager to provide support to the Construction Director on projects throughout the UK, predominately Liverpool and Manchester. The is a senior appointment and with this comes a requirement to ensure all matters are carried out with the best interests of the company as whole, assessing potential consequences prior to actions, and all company policies are adhered to (Health and Safety Policy and the like). The Project Manager is responsible for the overview and high-level management of the sites, monitoring and managing the performances of the Project Manager/Employer’s Agent, Design Team and Contractor to ensure best performance and delivery of the construction site. Liaison with Property Manager throughout the construction process to ensure future building management is efficient and effective both in terms of cost and practicality.


This is an exciting and challenging role for which the client is seeking an extremely motivated and driven individual. The client is offering a competitive package with career progression into senior management. General Duties & Responsibilities include:

Planning/Design Development/Tender

  • Produce design procurement programme with the team
  • Establish design brief with the team
  • Liaise with Sales Team and/or external agents and agree with the team the level of finishes to be provided
  • Liaise with Property Manager to ensure an efficient building management plan is incorporated into the design
  • Attend design team meetings and monitor performance and advise/manage
  • Recommend any reports and surveys necessary for planning and construction
  • Recommend economies in buildability and construction methodology to meet objectives and requirements and ensuring the design brief is met with sound construction practice
  • Review design
  • Advise on and review tender documentation
  • Advise on selection and suitability of tenderers and attend pre-tender interviews
  • Attend mid-tender meetings and advise on tender queries
  • Advise on and sign off tender recommendations together with the team
  • Overview appointment of contractor
  • Review Principal Contractors Construction Phase Plan with particular regard to safety

Site Construction

  • Manage and overview the performance of the Employer’s Agent
  • Manage and overview the performance of the Consultant Team and design process
  • Manage and overview the performance of the Contractor
  • Overview and report compliance with the contract drawings and specification
  • Monitor and report on all site activities and progress to the team
  • Monitor and report on the contract cost plan to the team
  • Advise team on all statutory requirements and compliance therewith
  • Overview and monitor the procurement of all permanent services
  • Liaison with neighbouring owners, incoming tenants, stakeholders and the like to ensure the uninterrupted progress of the project
  • Monitor and overview Practical Completion including production of all as-built information, O&M manuals and the like is delivered to the Employers Agent.
  • Facilitate handover of the building to Property Manager with Employers Agent and Contractor
