My client are a leading developer delivering major projects throughout the UK. They operate in the new build student accomodation, highrise residential apartments and new build housing sectors. They are a multi-million pound turnover group and a leader in their sectors of the construction industry.

Starting on site in November, they have a prestigious new build scheme in Edinburgh; a £30m new build, 2 x blocks of concrete frame construction consisting of circa 250 student bed studios above a ground floor collection of retail and leisure units. The project will include a significant brickwork facade package to its external shell.
This project will be live until completion and handover in 2022.

The scheme is being overseeing by a strong team of long-standing operational and commercial staff including a Senior Project Manager, Site Managers and Engineer alongside technical and commercial teams. They now require an experienced Project Manager or Senior Site Manager to bring this project out of the ground as number 1 on site.

As such you will be experienced in working on prestigious, city centre schemes of minimum £20m, with an strong track reckod of maintaining excellent quality and H&S standards. You will have a minimum of 5 years experience operating at such level and on such schemes.

The following tasks are not in priority order:

1 Overall responsibility for construction, through to the completion of the building, to the agreed programme.
2 Ensuring key pre-construction items are closed out to allow a successful on-site start.
3 Formulating and agreeing main contract programmes.
4 To set the agenda for the construction process and the design/ information co-ordination to achieve that process.
5 Single point of contact for client.
6 Liaise with all departments regarding information needed to progress and complete the project successfully.
7 Formulate and present progress reporting structure both internally and to the client.
8 Ensure site team manage the project adhering to the Health and Safety, Security and Fire policies at all times.
9 Attend pre-start meetings with on-site operatives and sub-contractors.
10 Managing the subcontractors appointed on the project and ensuring they each deliver on time and within budget.
11 Liaise with client, architect, structural engineers, Building Control, NHBC and other organisations as required.
12 Ensure site team set up and work to main site filing system.
13 Produce monthly management / client reports on the contract status for the directors / client.
14 Assist with contractual correspondence and distribution of information.
15 Formulate and present progress reporting structure both internally and to the client.
16 Encourage and develop communication methods employed by staff and nurture positive supportive approach to developing staff.
17 To discuss, support and advise team members on a regular individual and team basis and where necessary liaise with Human Resources for additional support.
18 Conduct, chair and minute weekly team meetings with subcontractors and management and distribute to senior management.
19 Monitoring plant usage on site.
20 Produce site reports.
21 Complete project on time or ahead of time and within budget.
22 Arrange and ensure meetings with quantity surveyors regularly throughout contract.
23 Liaise with quantity surveyor and sub-contractors to discuss possible damages and time loss immediately as they arise.
24 Discuss site issues and progress with construction director.
25 Oversee preparation and issuing of Operating and Maintenance manuals.
26 Attend post hand over review meetings.
27 Liaise with customer care department in relation to defects, to be able to successfully obtain making good certificate at the end of the defect liability period.
28 Other relevant tasks as required.

Knowledge, skills and experience required:

* NVQ Level 4, HND, Degree or equivalent qualifications or equivalent experience
* Member of Chartered Institute of Building or working towards desirable
* Good knowledge of contract law
* Microsoft Office including Outlook, Word & Excel
* CSCS Card
* Good communication skills
* Assertive and strong persuasion skills
* Strong time management skills
* Good management and leadership skills
