Job Description

Purpose of the Post:

* To deliver a first-class Aids & Adaptations Service working with customers, external agencies, contractors and other teams within the organisation to provide an excellent service, whilst maintaining control of quality of works, budgets and key performance indicators.
* Ensure managed delivery of services and contracts, meeting all compliance with relevant statutory and regulatory requirements relating to the adaptations service from inception through to the on-going servicing and maintenance regimes.

Experience and Track Record

* Experience of carrying out on-site inspections of work including verifying compliance with the specification and required standards of workmanship
* Experience of project management
* Experience of carrying out on-site inspections of work including verifying compliance with the specification and required standards of workmanship
* Experience of managing budgets
* Experience in the inspection and survey of domestic property and the diagnosis and remedy of maintenance problems
* Experience of working alone with minimum supervision, managing own daily schedule / workload and using own initiative to make decisions
* Ability to respond sympathetically and fairly to the needs of our tenants and relate to the variety of individuals
* Ability to prepare and interpret specifications, schedules of work and working drawings
* ICT skills with the ability to use handheld devices
* Experience of working with resident groups and managing complaints and requests for service.
* Experience of establishing and developing professional working relationships with internal and external customers, contractors, external partners and colleagues.



Knowledge and Skills



* Sound knowledge of adaptations works and DDA requirements and understanding of building regulations
* Detailed knowledge of property maintenance and improvement issues including knowledge of common defects and remedial solutions.
* Detailed knowledge of contract management.
* Detailed knowledge of budgetary control techniques and to have an understanding of budget setting, monitoring, and reporting.
* Good IT skills encompassing Microsoft systems, including PowerPoint, Word and Excel
* Experience of working with architects, builders, surveyors and the service users and their carers regarding the design and planning of adaptations work
* Experience of contributing to assessing the suitability of properties and the residential needs of disabled people
* Proven ability to contribute and coordinate the work of several agencies/stakeholders in the delivery of the service.
* The ability to communicate effectively at different levels and produce clear and concise information for our tenants.
