Sales Executive (new build homes)

Job Description

My client are a leading housing developer who are currently seeing an exciting period of growth across the North West region. Their latest development is of circa 150 new build properties consisting of 2, 3 4 and 5 on a leafy development, in Crewe, which will appeal to both first-time buyers and families alike.

Ahead of a brand new site opening they have a requirement to add an experienced Sales Executive to their team.

Duties will include;

* Arrange and conduct viewings/appointments with potential buyers, always in a courteous and professional manner.
* Ensure all enquiries are acted upon in a timely and professional manner, including any follow up calls/further contact, maximising the number of sales from leads generated.
* Ensure Sales CRM system is always kept fully up to date.
* Meet/exceed set targets and objectives.
* Recommend and utilise panel IFA's & Solicitors, taking time with the customer to explain the benefits to all parties.
* Follow all reservations through the sales procedures to achieve timely exchange of contracts, by liaising/cross checking with clients predominantly (with financial advisors and solicitors' parties as requested by Managers)
* Liaise with clients ensuring all information provided is clear, concise, up to date & accurate, (taking particular care with any notified changes to information such as Specification or build/completion dates) - guiding them throughout the sales journey from reservation to receiving the keys to their new home.
* Carry out any client appointments required on site throughout the process e.g. colour choice appointment.
* Produce colour choices for any required sales stock plots.
* Complete weekly and monthly sales reports/paperwork - ensuring all documentation is processed in accordance with set policies/procedures and within the agreed timescales.
* Be aware of any direct competition in the area, as well as market conditions and complete monthly report.
* Obtain and utilise knowledge regarding any housing schemes/HTB
* Liaise weekly with any appointed estate agents.
* Check and report any updates required to company website and online portals.
* Hold weekly meetings with site manager - overview of sales and construction.
* Always be aware of site/sales presentation including carrying out a weekly walk round inspection considering the grounds, show homes, stock plots and marketing suite.
* Accompany clients on Home Demonstration appointments led by the Site Manager.

Knowledge, skills and experience required:

* Previous considerable experience in a similar role on a new build housing development
* Demonstrable knowledge of the homes sales process
* Good administration skills
* Very good negotiation skills
* Basic knowledge of computers
* Excellent customer care skills
* Ability to use Microsoft Office applications
