Senior Commercial Manager

Job Description

Excellent opportunity for an experienced Senior Commercial Manager to lead the surveying team for the construction of a £70m 750 bed new build student accommodation & Commercial project in Salford Quays, Manchester. Reporting to the Regional Commercial Director, and leading a small team of Surveyors on site, you will be responsible for strategic management of this scheme throughout preconstruction under PCSA and out to site for a 2-year construction phase.

You will take responsibility for the commercial and contractual management of the scheme throughout. This is a superb opportunity to take a critical senior role within the team to deliver this major iconic new build scheme in Manchester. This is a senior management role which would suit an ambitious Commercial Manager with new build major project experience with a like-minded Tier 1 main contractor.


* Leading a multi discipline team with varying experiences and skill sets.
* Developing less experienced members of the team to provide guidance and support when required,
* Procuring and managing multimillion trade packages in line with the tender event schedule (Unitised facade, Mechanical and Electrical, SFS, Brickwork, External Windows, Waterproofing, Scaffolding, Retail Shop Fronts, Kitchens, Underfloor Heating). This will include preparing full tender packs, chairing mid and post tender meetings, producing clear tender analysis', writing comprehensive recommendations, negotiating Subcontract terms and conditions to minimise my company's risk, preparing, and executing Subcontracts.
* Managing the above trade packages including final account.
* Subcontractor Payment Notices ensuring Subcontractor payment provisions are adhered to.
* Reviewing, analysing, and presenting the projects KPIs to seniors within the business.
* Reviewing, analysing, and managing my projects risk register to show any potential risks and opportunities.
* Production and management of the tender event schedule, change control trackers and commercial reports to feed into the monthly KPI reports.
* Financial cost control including updating monthly cost reports and forecasting future spend to accurately report the projects profit position.
* Producing the head contract application document. This is updated monthly to accurately reflect works on site.
* Management of head contract change control process.
* Management of Subcontract change control process.
* Closing out head contract provisional sums.
* Managing and overseeing the final account process for every trade package.
* Managing and overseeing the final account process with our client through to practical completion.

About the Company/Client/Project: The regional office for this busy Tier 1 type main contractor is based on Major Contracts across Manchester & Liverpool. Scope of works includes commercial, high-rise residential and student accommodation across the Northwest.

Contracts have just been signed and it's due to commence on site next month.

Requirements including certificates and qualifications: You will be degree qualified with a proven track record of successfully operating in a similar role, ideally with major project experience with a Tier 1 main contractor. Professional Membership of RICS or CIOB is desirable. Previous experience of a large new build high rise residential / student accommodation would be advantageous but not essential.
