Job Description
Senior Quantity Surveyor required for Main ContractorOur client is a highly successful building and property maintenance contractor that serves organisations and homeowners throughout Britain. Experienced, well established and widely accredited, we excel in delivering large scale social housing projects and other major schemes, enhancing the lives and improving the homes of thousands of families each year.
Responsibilities:
* Liaising with Operations Manager
* Attending regular team briefings
* Reviewing any subcontract absence/levels with site team
* Reviewing site performance and output with Site Manager to ensure that the programme is met
Project management:
* Ensuring that the project-specific order documents are fully checked prior to commencing on site
* Working closely with the team to ensure that any external render works standards are in line with the customer's expectations and EWI system specification
* Reviewing any potential delays to the contract and issue relevant notice correspondence to clients and subcontractors
* Monitoring the issue of any RFI, CVI and site instructions and ensure that they are being valued accordingly
Financial management:
* Setting project-specific budgets and issuing to operations team
* Issuing external valuations to meet pre-agreed dates
* Preparing any financial accounts and obtaining any agreements in writing
* Agreement and documentation of any variations on site
* Taking off quantities for preparation of tenders or financial management
* Preparation and issue of any quotations or variations to meet current margins
* Producing cost value reports for all projects under your control
* Monitoring financial appraisals
* Agreeing any measurement changes with the client
* Producing prelim analysis showing spend against budget
* Monitoring current spend on labour and producing necessary reports
* Checking queries on invoices and reporting findings to accounts
* Monitoring cash and chasing any outstanding monies
Health & Safety:
* Taking reasonable care of your own H&S and that of others
* Ensuring that your own H&S training is up to date
* Reporting any health and safety concerns to the Operations Manager and/or Directors as soon as is practicable
* Verifying that all subcontractor insurances are updated
Labour-only subcontractor management:
* Monitoring labour targets to ensure that margin is maintained
* Carrying out any on-site measurements to ensure payments are correct
* Issuing weekly or fortnightly payment certificates to accounts with all payment information
Subcontractor management:
* Assessing subcontractors prior to issuing any sub-order
* Producing financial summary sheet for Operations Manager, indicating budget against costs, before any sub-order is placed
* Checking that all items have been priced in accordance with specification
* Issuing subcontract orders detailing all agreed rates
* Issuing any site instruction to subcontractors and monitoring any cost variation
* Monitoring monthly subcontract applications and issuing liability/payment dates to Accounts
* Issuing any contractual notices to subcontractors
